South Residential BlockHi Gary: Attached are the revisions to the 32-unit block showing the alley width reduction as we agreed. Unfortunately, the south block is problematic. We did not realize at the meeting that the storm water collection would not allow the lots to grow three feet. Since the collectors are already in place, the edge of the alley pavement could only move 18” on each side, creating negligible additional landscape area for the Darling lots. Mike Glenn, our engineer, could not meet with me until yesterday. He does not recommend 15’ of pavement in this alley and believes we will regret reducing this from the 18’ shown. Because of the landscape screening we propose, it does not seem sensible to us to ignore his advice to gain only 18” of yard for the homes. We can still make the area appear pleasing from public right-of-way and adjacent properties using landscape screening of the entire alley as proposed. Once again, had we realized the lot area would only grow 18”; we would not have voiced support for this change at the meeting and wish to keep the present plan in place. We do greatly appreciate your recommending the change to the 32-unit block as this paving reduction will give us a much better project. Glad to answer any questions or concerns. Thanks, Gregory K.
