Main Street - Lots 10R 11R Block DHi Michael: We’ve been working on the Service 1 & 2 lots on Houston Street to see how we can make the public sidewalks work with the proposed building footprints. This is the answer we have right now and want City Staff opinions before we move these properties toward the DRC process. Like Lewisville and Roanoke, the sidewalks require steps from the street to the sidewalks. In Roanoke, the steps are not adjacent to parking. In Lewisville, they have the same detail we do with angled parking areas. Roanoke’s handrail details made more sense to me so I attached those photos. We tried to keep the first stair riser far enough from the curb that a vehicle would not strike the handrail extensions around the treewells. The treewells are still the full 4’6” x 10’ like the rest of this block. Parking in the service court area on the south side of the buildings is problematic since the slopes are as great as 5%, far beyond the 2% TDLR would permit. Our recommendation is not striping those areas. We have no immediate plans to build Service 2, but do want to start Service 1 soon. We can’t bring it through the process without planning the walks to Hammond. Please let me know your thoughts. Thanks, Gregory K. Yancey Provident Company, Inc.
