RE: Denton Tap Development / Construction Plans
Dear Mr. Juarez:
The City of Coppell has received and reviewed the referenced plans and has the following comments to offer'
I. All radius in the fire lane must have a minimum inside radius of 30' and outside radius of 50'.
2. Provide radius information for the common area median for North Texas Blvd. on the paving plan.
3. Please address the comment on the paving and grading sheet on Plate //4 regarding the sawcut and
removal of existing curb on the south side of the development.
4. Provide a detail on how the flume will connect to the proposed curb inlet.
5. Provide a note on the plans stating that the drainage along the west side must be maintained so that
water does not pond or back up onto the properties west of this development. Also, the proposed
screening wall shall allow drainage to drain through leaveouts along the base of the wall.
6. Provide a note for the proposed ditch on the west side of the development stating that the slopes and
channel bottom to be grass sodded, hydro mulched and/or seeded.
7. Provide a profile of proposed drainage ditch to ensure adequate drainage.
8. Some type of guardrail, ballards, curb or some other object should be provided along the west edge
of paving on the west side of the development and the proposed drainage ditch.
9. The pipe size for storm sewer line "C" on the plan view does not match the size shown on the profile
view.
10. Show the location of the water and sanitary sewer lines on the storm sewer plan.
11. On the drainage computation table, indicate if drainage area//7 includes the drainage from the Taco
Bell development.
12. Show all water and sanitary sewer line crossing on the storm sewer profiles. Any utilities which cross
within 24" must be concrete encased.
13. Provide concrete cap at all storm sewer pipe size changes.
14. All fire hydrant locations must be approved by the Fire Marshal.
15. Show the location of the proposed water line as the sanitary sewer plan and profile sheet.
16. Show the location of the proposed sanitary sewer line on the water plan.
17. The proposed water line should be dry bored underneath the existing Taco Bell driveway.
18. Provide a valve for the proposed 8" water stub out to the north (see Plate 8A).
There are various other minor comments throughout the plans. Once these comments have been addressed,
the marked up plans along with two revised sets of plans should be resubmitted to the City for review. If
