Provide a 20' drainage easement on-site for storm sewer system located on the north side of ~e development. 2. Need to ensure this development does not affect drainage along the west property line. 3. Off-site drainage easements will be needed for the proposed 2 - Y-inlets located on the east side of the development. 4. Provide information on how the drainage areas I, 2 & 3 will be collected into the drainage system. 5. A 4' sidewalk and ADA ramps will be required along the east side of the development as indicated on paving and grading plans. 6. Provide a pavement detail for the proposed paving on the west side of the development. 7. A "keep right" sign, reflectors and painted curb will be required on the median nose on the east side of the common area. Also, "Do no, enter" signs and one-way signs will be required. 8. It appears that an additional curb inlet will be needed on the south side of North Texas Blvd. near Station 4+00. 9. Provide a profile for the proposed 2 - 4' Y-inlet laterals located on the east side of the development. 10. Show the 100-year storm event hydraulic grade line (HGL). 11. Water meters need to be set in the right-of-way or easement. 12. Provide a wastewater access device/cleanout at property line. 13. Make changes to General Notes on the water and sewer plans as indicated on the plans. 14. The proposed sanitary sewer laterals should be tied in at a 90 degree angle. 15. The connection of the proposed 8" sanitary sewer into the existing 8" sanitary sewer line should be core drilled into the existing manhole. 16. Provide a 5' diameter manhole on the 8" sanitary sewer line located at Station I +22.75 17. It is my understanding that the proposed 8" water line around the building may become a private line. Please provide revised water plans. There are various other minor comments throughout the plans. Once these comments have been addressed, the marked up plans along with two revised sets of plans should be resubmitted to the City, for review.
