Due to the erosive banks of Denton Creek, erosion control may be required along Denton
Creek to be maintained by the Homeowners Association or the property owners.
The single access point to Sandy I. ake Road is in the 100-year floodplain. Access to the
subdivision should be provided by a roadway which is not in the 100-year floodplain.
Minimum finish floors should be shown for all lots.
Provide a grading plan to show how the adjacent properties will be impacted.
No fill will be allowed in the floodplain until a flood study is submitted and approved.
The width of the main entry street must be approved by the Fire Marshal.
Show the width of the right-of-way for all streets.
Additional right-of-way and slope easements will be required along Sandy l_ake Road.
Dallas County Public Works is facilitating the design of Sandy Lake Road, therefore this
information can be obtained from them.
An 8' wide brick paver band needs to be provided for the proposed street intersecting
Sandy Lake Road as per the City's Streetscape Plan.
All proposed medians need to be approved by the Fire Marshal to ensure fire tracks can
maneuver around them.
