Estates DC-CS 981124ITEM: DEVELOPMENT REVIEW COMMITTEE ENGINEERING COMMENTS PD-175, Estates of Denton Creek, a zoning change request from "SF-12" to "PD-SF-9." to allow the development ora 55 residential lot subdivision on a 28.2121 acres of property, located along the north side of Sandy Lake Road, approximately 1,000' east of N. Mac. Arthur Blvd., at the request of Nathan D. Maier Consulting Engineers, Ina DRC DATE: November 24, 1998 and December 3, 1998 CONTA CT: Mike Martin, P.E., Assistant City Engineer (972-304-$679) COMMENT STATUS: ,~'PRELIMINARY I 1. The "No encroachment limit" line should be labeled as 100-year floodplain. The note should state that no encroachment will be allowed in floodplain. 2. Due to the erosive banks of Denton Creek, erosion control may be required along Denton Creek to be maintained by the Homeowners Association or the property owners. 3. The single access point to Sandy Lake Road is in the 100-year floodplain. Access to the subdivision should be provided by a roadway which is not in the 100-year floodplain. 4. All islands in right-of-way need to be dedicated to and maintained by the Homeowners Association. Also, the land on both sides of the entry street needs to be denoted as common area and maintained by Homeowners Association. 5. Minimum finish floors will be required for all lots. 6. Right-of-way comer clips will need to be provided at all street intersections to provide room to construct ADA ramps. Provide a grading plan to show how the adjacent properties will be impacted. No fill will be allowed in the floodplain until a flood study is submitted and approved. Show the dimension of the proposed entry street intersecting Sandy l_ake Road. The width of the street must be approved by the Fire Marshal. 10. Show the width of the right-of-way for all streets. 11. Additional right-of-way and slope easements will be required along Sandy Lake Road. Dallas County Public Works is facilitating the design of Sandy Lake Road, therefore this information can be obtained from them. 12. An 8' wide brick paver band needs to be provided for the proposed street intersecting Sandy Lake Road as per the City's Streetscape Plan. 13. All proposed medians need to be approved by the Fire Marshal to ensure fire tracks can maneuver around them. 14. Show the correct zoning on the south side of Sandy Lake Road. Also, show the zoning of adjacent property.
