Please clarify the proposed 20 foot wide access and landscape easement between lots 15 & 16. The note says it is to the homeowners association, however it does have a public improvement in it. If it is your intent to maintain this surface that should be clearly noted. 2. The 10 foot public access and sidewalk easement shows to be dedicated to the City of Coppell. Please clarify who will be maintaining that area and improvements within that area i.e., the sidewalk. 3. The ownership and the maintenance responsibility of the commons areas should be shown on the plat. 4. The "finger" of the drainage ditch between Beechwood and Alex Drive should be shown as to the ownership and the maintenance responsibilities. 5. The sidewalk should be 5 foot in width adjacent to Parkway. 6. The Standard City of Coppell details should be utilized for the irrigation meters. 7. Construction plans will be required for the construction of the left turn lane to service this street. 8. The proper visibility easements should be shown on the plat.
