Beltline Road Coppell, Texas 75019 Re: Fairways of Riverchase Lot 36 Block A (508 Berkshire) Dear Mr. Street: This letter is written to confirm that the area of the rear yard on the referenced lot, from the existing stone wall inward on the lot, can be built upon with structures, pools, outbuildings, etc. so long as they meet the current building codes and are elevated to an elevation of at least 2 feet above the floodplain elevation. In this area, that elevation is 443.6. Therefore, any structures, pools, outbuildings, etc. built should have an elevation of at least 445.6. Even though a portion of the rear of the lot is shown to be in the floodplain, the entire lot was reclaimed under the original Riverchase reclamation in the mid-1980's. This area was also grandfathered under the Trinity River Corridor Development Certification. Therefore, the filling of the remainder of the low land from the wall inward on the lot will not necessitate the reservation of additional valley storage. The bottom line is: development can take place on this lot from the existing stone wall inward so long as construction meets current building codes and is elevated to a finish floor of at least 445.6.
