RE: Coppell Life Safety Park (3rd review)
Plan Review Comments
The City of Coppell has reviewed the referenced plans and has the following comments
to offer:
General
1. Include a copy of the plat.
2. Remove details and reference City of Coppell Standard details. The only details that
should be in the plans are modifications or site specific details that are not in our standard
details.
Paving Plan
3. The existing pavement in Coppell Road is 8" on lime subgrade. Match that with the on -
street parking and bus drop off.
Drainage Plan
4. The table calls out RCP, instead of HDPE.
5. Show all crossings on the profiles, or call out depth of crossings if they are lower than
profile.
Utility Plan
6. Is the double check inside the building for the fire line?
7. Install 2-2" taps, one for domestic and one for irrigation instead of the 4X2.
There may be additional comments throughout the plans that need to be addressed. The
City of Coppell has reviewed the plans for the referenced addition which will be
approved with the comments above addressed.

The City of Coppell requires three sets of final construction plans for its use; your office
should submit as many additional sets for stamping as is necessary for construction
operations. All contractors and subcontractors onsite must have a copy of the plans
approved by the City of Coppell along with a copy of the City's standard construction
details. We also require CAD files and a pdf. of the construction set.
All fees must be paid prior to release of this project for construction. The City charges a
2% inspection fee for all private construction outside the building's footprint. This
includes dirt work, paving, storm drains, water lines, sewer lines, drainage pipes, etc. that
are private. For all installations in the public right-of-way or easement, the City charges a
4% fee. A check for inspection fees made to the City of Coppell should be submitted to
this office along with the Construction Development Permit Application and a copy of
the Construction Site Notice or Notice of Intent. For your convenience a spreadsheet is
attached to the permit application for use in calculating the inspection fees. A copy of the
contract(s) should be attached for verification purposes.
If you have any questions, please contact me at your convenience.
