Central Expressway Suite 300 Dallas, TX 75231 RE: Fairways at Riverchase, Construction Plans Dear Mr. Daniel: The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: 1. On the final plat, slmw the two drainage easements required on the east side of the subdivision. Also, provide the volume and page number of each easement. 2. There appears to be some error in the calculations of the finish floor elevations shown on the Grading Plans. Recheck and verify all finish pad and finish floor elevations. 3. Draw the correct proposed drainage easement lines on sheets 8 and 10. Recheck and verify all other easement lines. 4. Area//7 is not labeled on the Drainage Area Map (Sheet 9). 5. In the storm sewer profiles, show all the utilities requiring concrete encasements. Similar to what is shown in the sanitary sewer profiles. 6. On the storm sewer plans provide the total amount of flow (Q) collected at each inlet. 7. Brick pavers for wheelchair ramps need to be provided at the intersection of Pine I-Iurst Drive and Riverchase Drive. Also, show the necessary easements to construct ramps. 8. Regarding the water and sanitary sewer plans the following comments need to be addressed. * Provide two 45 degree bends instead of 90 degree bends for the water line at the intersection of Berkshire Lane and Kingsmill Court. * Make the water valve location change as noted at the intersection of Pine Hurst Drive and Downing Drive. * No fire hydrants at the end of cul-de-sacs. Provide a 2~ Blow-off. Provide a drop manhole for the sanitary sewer line (3. Refer to sheet 15 of sanitary sewer profiles. 10. On the grading plans the street name label for Berkshire Lane needs to be provided. There are various other minor comments throughout these plans. Once all comments have been addressed, the revised set of plans should be resubmitted to the City for review.
