Hunter,
We will need a grading only set which includes: 1. Coversheet, plat, grading plan and erosion control plan. We
will need a copy of the noi, and a hold harmless letter just in case there are changes made to the grading due to
comments made on the plans. Attached is the early grading permit that would need to be filled out and the
inspection fees paid. I am looking for an example of the POA. The 4 buildings on the corner of Freeport Parkway
and Southwestern should have had one as well.

Good morning Mike. I left a voicemail earlier, but we’re ramping back up on Park West Crossing Phase II at
Southwestern Boulevard. I had 2 questions at this time:
1
1. What would the city require from us in order to get an early grading permit?
2. Were you able to find an example of a property owners agreement that we could use as a go-by relating to
the private water easement?

The only comments I have are:
1.)We will need barrier free ramps to cross at south Coppell road since we do not have a crossing
at the bridge to the east.
2.)Add a pier or piers to the headwall in the creek.
3.)Our new standard detail as of July 2014 requires #4 bars in the pavement section. You can
request a variance to this, I just need a letter/email requesting this.
4.)Go ahead and resubmit with the new water layout.
5.)You do not have to include the landscape plans in this set.
As far at the Property owners association agreement, its similar to a HOA document. Ill see if I can dig an
example up.
