Dear Mr. Phillips:
I recently received a letter from Mr. Ronald Johnson who resides at 103 Castlebury Court. This letter was
also copied to Ryland Homes. The letter details some concerns with the alley that was constructed
between Lots 1 and 2 on Castlebury Court. I have visited the subdivision and reviewed the concerns
noted in Mr. Johnson's letter. I also have a concern as to whether or not the alley between Lots 1 and 2
was constructed correctly. Based on City of Coppell Standard Construction Details, the curb returns for
the alley should be 14.5' and the width of the alley at the property lines should be 12'. My measurements
indicate that the width of the alley at the property line is approximately 11' and that the curb return radii
are not 14.5'. The problem is further complicated by the fact that the alley leaves the street on a skew,
therefore narrowing the alley throat. Building an incorrect curb radius and a narrow alley has created a
situation where vehicles are no longer driving across the alley, but are driving across the yard of 103
Castlebury. The expiration of the two-year maintenance bond on this project is rapidly approaching.
While this letter should not be construed as a walk-through on your project, please be advised that you
should investigate the construction of the alley between Lots 1 and 2 and reconstruct the alley such that it
meets our Standard Details.
If there are any other deficiencies in the subdivision, they will be provided to you by separate letter from
the Construction Inspector for this project. Please respond to me as soon as possible with your time line
for correcting this situation. If you have any questions, please contact me at your convenience.
