Dear Mr. Hennessey:
This letter is written as a follow-up to our phone conversation concerning the site plan submitted
to this office on July 20, 2001. Per our conversation, if this has been provided as a set of
construction plans, a cover sheet should be provided. You should also attempt to clear up
information on the site plan as to what is actually taking place on this site. It is my
understanding that the driveway along Denton Tap and the eastern most driveway along Van
Bebber is being removed in its entirety and that the western most driveway on Van Bebber is
being removed but will be reinstalled at a different grade. There is also an 8" PVC drainage
system proposed onsite. Because this is a private system, the property owner may determine the
size. However, I would caution that an 8" PVC pipe could present maintenance problems in the
future.
The last item on this development that needs to be addressed is that during the DRC process, it
was noted that an additional sidewalk easement would be required along Denton Tap Road. This
property was previously platted in the early 1980's, so the options available are to replat the
property showing the new easement, or to dedicate a separate sidewalk easement adjacent to
Denton Tap Rd. Until that easement has been dedicated, we cannot approve the plans or allow
the construction of the improvements as noted on the plans.
