parcel off W. Bethel Road.
2. Fire lane shall encompass the entire width of the
three driveway openings.
3. Fire hydrant locations are not ideal. The two on the
south side of the building spread these out to the
comers of the building, The one on the east side,
relocate to other side of the fire lane. What will
happen to the two on the north side when future
parking is constructed?
1) Tree Removal Permit required prior to start of
construction.
2) Tree Mitigation Tabulations on sheet L-4 are correct.
A contribution to the City of Coppell Reforestation
and Natural Areas Fund in the amount of $29,550.

2. Provide copy of the existing Gas Easement (Noted
on the plat as a Right-of-way easement), and verify
that it will not impact the development of this site.
3. Remove utility lines from this sheet, but include all
required easements.
4. Add dimensions to all landscape buffers.
5. Correct the Vicinity Map.
6. Note that the Median Opening on Bethel Road is
PROPOSED
7. Delete the "shared parking and mutual access"
from Fire Lane easement label.
8. If the southern driveway is greater than 24 feet in
width, dimension it as such, and widen the fire lane
easement to match.
9. If the area to the north of the building is proposed
for either future trailer storage or parking, include an
detail of the proposed parking layout alternative,
including landscape islands, etc.
10. Verify the number of future trailer storage spaces
(32 or 34?).
11. Include 60' front yard building setback lines along
Bethel Road and Creekview Drive.
Landscape Plan
1. Correct the front yard building setback lines to be
60' along Bethel Road and Creekview Drive.
2. Note that the trailer storage area will be screened
from Creekview Drive with evergreen screening
parallel to Creekview Drvie once the trailer storage
area is constructed. Include an detail of the proposed
parking layout alternative, including landscape islands,
etc
3. Crashed Utility Gravel is not a landscape material,
and may not be counted toward fulfillment of the
non -vehicular landscape area requirement, especially
the large area at the northwest comer of the building,
adjust landscaping accordingly.
