Dear Mr. Gossett,
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
General -
1. Change title of plans to reference Northwest Drive
2. Show Northwest Drive on Location Map
Paving Plan and Profile -
3. Do we have approval from TxDOT for the location of the roadway intersection?
4. Provide a 40' curb return at both intersections.
5. Minimum centerline radius for a roadway is 200'.
6. Minimum 5' sidewalk width.
7. A 2.7% grade at SH 121 will not allow for ADA accessibility
8. Provide curb ramps at intersection of SH 121.
Drainage Plan -
9. Prefer Plan and Profile on same sheet. Small laterals on separate sheet is ok.
10. Provide drainage easements for offsite (outside ROW).
11. A grate inlet in the middle of a street intersection is not typical. Please analyze and see how
to adjust. Also, TxDOT will need to approve any changes to their drainage system. Coppell
will not be responsible for this.
Utility Plan -
12. Cut in a tee and add 12" valve to the north/east at connection to SH 121.
13. Connect to the existing 8" stub on Freeport.
14. Need to see if valve will be necessary on Freeport... how much will be shut down at once?
There may be additional comments throughout the plans that need attention as well. Please make
the necessary changes. The City of Coppell has reviewed the plans for the referenced addition,
which will be approved when comments above are addressed.
The City of Coppell requires three sets of final construction plans for its use; your office should
submit as many additional sets for stamping as is necessary for construction operations. All

contractors and subcontractors onsite must have a copy of the plans approved by the City of
Coppell along with a copy of the City's standard construction details.
All fees must be paid prior to release of this project for construction. The City charges a 2%
inspection fee for all private construction outside the building's footprint. This includes dirt
work, paving, storm drains, water lines, sewer lines, drainage pipes, etc. that are private. For all
installations in the public right-of-way or easement, the City charges a 4% fee. A check for
inspection fees made to the City of Coppell should be submitted to this office along with the
Construction Development Permit Application and a copy of the Construction Site Notice. For
your convenience a spreadsheet is attached to the permit application for use in calculating the
inspection fees. A copy of the contract(s) should be attached for verification purposes.
