Construction Plan Review Comments
Dear Mr. Starkey:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
General
1. Remove xxx from cover page. Engineering does not reference addresses.
2. Provide a copy of the proposed plat in the engineering plans.
3. Remove landscape plans from civil plan review. The Engineering Department is not
responsible for this development's conformance to the City landscape regulations.
4. It appears there are several areas that the sidewalk goes outside the ROW. Please provide
easements to cover this sidewalk.
5. Why is the sidewalk not extended further to the east? I believe the City has a future plan for a
trail down the Grapevine Creek area which might provide an access point.
6. Remove Sheet C0.06 from this set. The Engineering Department does not review this type of
plan.
7. Drainage area divide lines became hard to see in this submittal. Possibly change line type
and thickness.
8. Place the headwalls in the creek on piers. We have many failures of headwalls in the creeks.
The 10'x6' is a much larger structure than just the 54" RCP
9. Tie fire line connections to stubs previously provided- 4 out of 5 tapping sleeve and valves.
There may be additional comments throughout the plans that need to be addressed. The City of
Coppell has reviewed the plans for the referenced addition which will be approved with the
comments above addressed.
The City of Coppell requires three sets of final construction plans for its use; your office should
submit as many additional sets for stamping as is necessary for construction operations. All
contractors and subcontractors onsite must have a copy of the plans approved by the City of
Coppell along with a copy of the City's standard construction details.

All fees must be paid prior to release of this project for construction. The City charges a 2%
inspection fee for all private construction outside the building's footprint. This includes dirt
work, paving, storm drains, water lines, sewer lines, drainage pipes, etc. that are private. For all
installations in the public right-of-way or easement, the City charges a 4% fee.
A check for inspection fees made to the City of Coppell should be submitted to this office along
with the Construction Development Permit Application and a copy of the Construction Site
Notice. For your convenience a spreadsheet is attached to the permit application for use in
calculating the inspection fees. A copy of the contract(s) should be attached for verification
purposes.
