George Marshall has worked diligently to explain the impact and sequence of the intersection
construction and answer questions related to the project.
As we have previously discussed, the change to the North Side of Town Oaks ingress and egress
will impact the left turn movement from the center and be difficult long term for the project.
Due to the impact of construction on two sides of the shopping center, additional resources
needed to communicate and manage internal traffic flow and necessary notices to the various
parties involved the Owner's have approved the Easements for the intersection, subject to the
following conditions:
1- City of Coppell shall require its Contractor perform and complete the work on one side
of the project at a time until the paving is complete. Lot 1 & Lot 3 Owner prefers that
the N/W Curb Cut (by Chiptole/Mooyah) be closed completely to allow the Contractor
to complete the work as quickly as possible. Once the N/W Curb cut is fully operational
you may then proceed on North Median #3. Please confirm anticipated construction
timeframe for these areas.
2- Prior to construction of Median Opening #3 - for safety reasons, increased traffic to the
left turn movement at Curb Cut #4 please remove any landscaping material that blocks
the view from the West Bound Sandy Lake Traffic. This may include removing some of
the trees and/or pruning the Trees heavily so oncoming cars can be seen. Pictures
attached.
3- City of Coppell will assist and expedite paving approvals for Lot 3 owner to widen curb
cut #1 to allow for a dedicated right turn. Lot 3 owner shall be responsible for the cost
and contractor selection for such construction. This would allow a dedicated inbound,

left turn and right turn lane to be striped accordingly.

4- In the future, the City of Coppell shall agree not to reduce the in or out movement of
the Curb Cut #1 or remove any left turn movement out of the Lot 3 Center.
5- Tract B — 1,485 SF Easement Acquisition (Lot 1) Owner will accept $20 per SF for the
Easement which it equal to the Land value according the Dallas County Appraisal

6- Tract C- 513 SF Easement Acquisition (Lot 3) Owner will accept $8 per SF for the
Easement which is equal to the Land value according to the Dallas County Appraisal
District.
