Construction Plan Review Comments
Dear Mr. Starkey:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
General
1) It appears there are several areas that the sidewalk goes outside the ROW. Please provide
easements to cover this sidewalk. How is the adjacent property going to cover the sidewalk
easements as well?
2) Why is the sidewalk not extended further to the east? I believe the City has a future plan
for a trail down the Grapevine Creek area which might provide an access point.
a) Further investigation has determined that your site plan approved indicates you will
construct sidewalk to the property limits.
3) Remove Sheet C0.06 from this set. The Engineering Department does not review this
type of plan.
a) If you plan to include it, please add note to sheet: "City of Coppell is not reviewing this
sheet. Franchise utilities will need to submit separate utility permits for individual
approval. " FYI — any bores/road crossings will need to be profiled.
4) Since water revisions, there are several fire hydrants that are further than 300' as the hose
lays adjust and resubmit.
There may be additional comments throughout the plans that need to be addressed. The City of
Coppell has reviewed the plans for the referenced addition which will be approved with the
comments above addressed.
The City of Coppell requires three sets of final construction plans_for its use; your office should
submit as many additional sets for stamping as is necessary for construction operations. All
contractors and subcontractors onsite must have a copy of the plans approved by the City of
Coppell along with a copy of the City's standard construction details.

All fees must be paid prior to release of this project for construction. The City charges a 2%
inspection fee for all private construction outside the building's footprint. This includes dirt
work, paving, storm drains, water lines, sewer lines, drainage pipes, etc. that are private. For all
installations in the public right-of-way or easement, the City charges a 4% fee.
A check for inspection fees made to the City of Coppell should be submitted to this office along
with the Construction Development Permit Application and a copy of the Construction Site
Notice. For your convenience a spreadsheet is attached to the permit application for use in
calculating the inspection fees. A copy of the contract(s) should be attached for verification
purposes.
