Oracle Engineering 2204 Green Hill Dr McKinney, TX 75070 RE: Lost Creek Addition Lot 26R Block 1 Construction Plan Review Comments The City of Coppell has reviewed the referenced plans and has the following comments to offer: General Comments 1) Include Lost Creek Addition Lot 26R, Block 1 on the cover sheet. Paving Plan 2) Will need to revise site plan as approved by City to construct as designed. a) The on -street parking showed islands previously. b) The sidewalk was 7' wide previously 3) Show correct property owner to the south. 4) No curb along paving adjacent to mutual access easement & pave to property line. 5) On street parking will need to be 8" with #4 bars 18" OC. With lime stabilization as city standard. 6) Sidewalks wider than 6' need to be 6" thick 7) I believe you will need truncated domes for the access to the handicap spot. 8) It appears the parking stalls are a little short. Should be at least 18' measured face to face perpendicular to roadway. 9) If this is truly live -work then the parking lot in the rear should be treated like a commercial parking lot. I.E. curb radius larger than 5'. Provide stamped concrete at the entrance. 10) Be sure to keep handicap signage out of sidewalk. 11) Minimum sidewalk widths are now 5'. Along Heath Ln it is show to be a 4' walk. 12) The sidewalk transition at the intersection of Heath needs to be more fluid and not so abrupt. (90°)• Grading Plan 13) Show top of curb elevations along Heath Lane and Coppell Road. Very little detail shown. 14) Show proposed grades at all PCs, PTs and PCIS. 15) Detail grading for handicap spots better. 16) Provide collection for runoff in the side of the lot on the south and east side. 17) Revise existing ground contours (dashed?). BOX 9478 * COPPELL TX 75019 * TEL 972/462 0022 * WWW.COPPELLTX.GOV Drainage Area Map 18) If the roof drains are directly connected to the storm sewer, doesn't this affect the time of concentration? 19) Provide plan and profile with HGL for private storm sewer. a) Show the capacity in the downstream storm sewer pipe Water and Sanitary Plan 20)1 — 4" sewer service cannot serve 3 buildings. Revise. a) You can probably bore directly into the manhole in Coppell Road without tearing up the pavement. Connect the southern 2 buildings to the south and keep the northern building to the existing service. 21)1 — 2" domestic service is not acceptable with this type of construction. Each building needs their own meter and you will probably need another to serve Irrigation. 22) Show City of Coppell 2" conduit for fiber optic that was built with Coppell Road. Private Civil Details 23) Where is the curb stop being placed? 24) You will still be required to use City Details for SWPPP There are other minor comments made throughout the construction plans. Please make the necessary changes and submit these marked -up plans and two sets of revised plans to the City for review.
