(Note that construction inspection fees will be calculated on the amount of the cost of the construction outside the foot print of the building.) I’ve also looked at the general location of the utilities on the site and tried to estimate what easement area we may need. The actual total easement area should be somewhere between 500 – 1,000 square feet. We typically offer about half the DCAD valuation of the property for easements. I’ve also included a very preliminary estimate of fees for the remaining two lots, based on a building size of 2,700 square feet each. It probably will be difficult to waive all the fees. However, we could discuss waiving the roadway impact fees on Lot 1 Block A. The other fees would still be required. Also, all fees on the remaining lots, including the roadway impact fees, would still be required. I’m unsure what the real cost of the property was since DCAD values typically lag behind. So, I’m willing to discuss the real value of the property and discuss waiving other fees if needed. Let me know your thoughts, Thanks Kenneth M. Griffin, P.E.
