Halff Associtates 1201 North Bowser Road Richardson, TX 75081 RE: Prologis Park One Twenty One Northwest Drive — South of Freeport Dear Mr. Gossett, The City of Coppell has reviewed the referenced plans and has the following comments to offer: General Notes - 1. All paving shall use #4 bars. PavinIZ Plan and Profile - 2. Provide contact information at TxDOT regarding inlet in roadway intersection. This is not allowed in Coppell. 3. Size of elevation text in profile is small. 4. Curb ramps need to be designed to cross both Northwest Drive and Freeport Parkway. 5. Label all PCRs, PCIS in both plan and profile Pavinlz Section - 6. Sidewalks are typically constructed 1' off easement/ROW. Sianat!e and Striping - 7. Provide sufficient distance from stop bar and crosswalk. (do not marls crosswalk) 8. Provide street name blades Grading Plan - 9. There is a difference in the layers between the two sheets, make them match. Storm Drain Profiles - 10. The City of Coppell does not allow grate inlets within street intersections. Water & Wastewater plan - 11. Keep all silt onsite (no discharge to Freeport or off property. 14. No ponding water 15. Revegetate ASAP The City of Coppell has reviewed the plans for the referenced addition which will be approved with the comments above addressed. The City of Coppell requires three sets of final construction plans for its use; your office should submit as many additional sets for stamping as is necessary for construction operations. All contractors and subcontractors onsite must have a copy of the plans approved by the City of Coppell along with a copy of the City's standard construction details. We will also require a Pdf. version of the plans along with the DWG. files. All fees must be paid prior to release of this project for construction. The City charges a 2% inspection fee for all private construction outside the building's footprint. This includes dirt work, paving, storm drains, water lines, sewer lines, drainage pipes, etc. that are private. For all installations in the public right-of-way or easement, the City charges a 4% fee. A check for inspection fees made to the City of Coppell should be submitted to this office along with the Construction Development Permit Application and a copy of the Construction Site Notice. For your convenience a spreadsheet is attached to the permit application for use in calculating the inspection fees. A copy of the contract(s) should be attached for verification purposes.
