Graham Associates, Inc. 1300 Summit Ave., Suite 419 Fort Worth, Texas 76102 RE: Fellowship Church, Lot 2, Block 1 Dear Mr. Williams: The City of Coppell has reviewed the referenced plans and has the following comments offer: 1. The water meter in Gateview Blvd. needs to be located such that it will not interfere with a future sidewalk. 2. Provide a detail for the water tap at Gateview Blvd. 3. Provide barrier-free (ADA compliant) ramps for the driveway onto Gateview Blvd. 4. A letter of permission is needed from the adjacent property owner to do off-site grading. 5. Indicate the quantity of curb cut and removal along Northpoint Drive for the off-site access drive. 6. All paving will meet the requirements of the City of Coppell Subdivision Ordinance. 7. For the off-site access road design, show the location of the existing drive to the east of the proposed drive. The minimum required driveway separation along Northpoint Drive is 90'. 8. For typical paving sections and details, refer to the City of Coppell Standard Construction Details. 9. Show the location of the proposed drainage system (in a background layer) on the grading plan. 10. Make sure that surface flow arrows on the drainage plan match the proposed grading plan. 11. Provide hydraulic data (e.g. Q~0o, V, fs, HGL) for the existing drain that feeds into the proposed Storm Line "A" to reflect conditions with new flow added. 12. Show a drainage area for the cul-de-sac. 13. Show the creek flowline. 14. Consider changing the channel cross-section A-A such that the side slope is 4:1 instead of 3:1 for easier maintenance. 15. The City of Grapevine must approve any proposed improvements within the Grapevine City Limits. 16. Only provide details for items not covered in the City of Coppell Standard Construction Details. There are various other minor comments throughout the plans. When all comments have been addressed, please remm these marked plans and two sets of revised plans to the City for review.
