ENGINEERING COMMENTS
ITEM: Denton Tap Development, Preliminary Plat, to create 5 separate
buildable lots on 9. 676 acres of property and allow the development
of a 49, 000 sf gymnasium with a 480 sf swimming pool on Lot 5,
located along the west side of Denton Tap Road, approximately 700
feet north of Sandy Ixtke Road, at the request of Dowdey, Anderson
and Associates.

1. A variance must be granted to allow for sidewalk to only be required on the north side of
North Texas Court.
2. The maximum allowable driveway opening for commercial use is 30' as per the City's
Subdivision Ordinance. Therefore, a parkway landscape buffer needs to be provided to
create two conforming driveways on North Texas Court.

Preliminary Plat
1. Provide franchise utility signature block.
2. Show visibility sight triangle easements at all ingress/egress locations.
3. The area you're showing as right-of-way is shown on Taco Bell as a common access
easement.
4. Dedicate right-of-way for deceleration lane (100' storage w/100' transition, 12' wide lane).
5. Show the right-of-way for Denton Tap Rd. and all existing sidewalk and utility easements.
6. Impact Fees will be required.
7. North Texas Blvd. should be dedicated as a common access/fire lane easement instead of
as right-of-way.
Site Plan
1. Landscape islands are required as per Zoning Ordinance.
Preliminary Water, Sewer, & Drainage Plans
1. The water line should be looped. Also, the water line around the Skaggs Center is a private
water line; therefore, it may not be possible to connect to water line.
2. Why not locate sewer line along the north property line of the Taco Bell site to avoid
parallel line along Denton Tap?
3. See Taco Bell plans, sewer & water shown to be outside of paving.
4. Dedicate utility easements for water & sewer line along Denton Tap.
5. Provide services for lots 1, 2, 3, 4.
6. Is water line private or public?
7. Show drainage calculations and drainage area map.
Landscape
1. Show the 8 foot wide brick paver band for driveway on Denton Tap Road.
2. Plans need to be stamped by licensed landscape architect.
3. Parking islands are required for parking spaces on the west side of the property.
