Dear Mr. Gossett,
The City of Coppell has completed the second review of the referenced plans and has the
following comments to offer:
Paving Plan—
t) Why not provide keyways in Northwest drive for this site? Saw cutting the curbs after us
unnecessary. And keyways provide a better joint.
2) Why ADA ramps at the driveway to the west?
Grading Plan -
3) Provide a plan which coordinates design efforts with your neighbor to the south. At this
point no one has coordinated anything and therefore we have two different designs.
Storm Drainage Plan -
4) Odd easement to the southwest.
Water and Wastewater Plan -
5) Provide water stubs from Northwest drive plans. No TS&V
6) Relocate FH along Freeport near drive... or move driveway.
7) Provide the size of the irrigation meter
8) Provide cut in tee on Freeport with 12" valve
9) Provide separate taps for each:
a) 1-irr tap
b) 1-3" tap
c) 1-12x8" Tee w/1-12" Valve

Erosion Control Plan -
10) Hard to tell the difference between silt fence and the property line.
11) No 2x4"s in curb inlet protection.
The City of Coppell has reviewed the plans for the referenced addition which will be approved
with the comments above addressed.
The City of Coppell requires three sets of final construction plans for its use; your office should
submit as many additional sets for stamping as is necessary for construction operations. All
contractors and subcontractors onsite must have a copy of the plans approved by the City of
Coppell along with a copy of the City's standard construction details. We will also require a Pdf.
version of the plans along with the DWG files.
All fees must be paid prior to release of this project for construction. The City charges a 2%
inspection fee for all private construction outside the building's footprint. This includes dirt work,
paving, storm drains, water lines, sewer lines, drainage pipes, etc. that are private. For all
installations in the public right-of-way or easement, the City charges a 4% fee. A check for
inspection fees made to the City of Coppell should be submitted to this office along with the
Construction Development Permit Application and a copy of the Construction Site Notice. For
your convenience a spreadsheet is attached to the permit application for use in calculating the
inspection fees. A copy of the contract(s) should be attached for verification purposes.
