Prologis Park-CS160926T H E - C I T Y • O F COFFELL September 26, 2016 Robert Gossett, P.E. Halff Associtates 1201 North Bowser Road Richardson, TX 75081 RE: Prologis Park One Twenty One Northwest Drive — North of Freeport Dear Mr. Gossett, The City of Coppell has performed the first review of the referenced plans and has the following comments to offer: Cover— t. Fix the name of the project. 2. Highlight the project location on the map. General Notes - 3. Fire valves marked on curb (FHV) in red. Paving Plan and Profile - 4. Missing profile lines 5. With a 2% grade you don't leave much room for error with ADA. 6. Label all PCRs, PCIS in both plan and profile. 7. Odd profile labes near 8+00. 8. Provide a lay down curb on north side of Subaru drive. Signage and Stripin2- 9. May want to show FH markers 10. No street name blades on private drive. Storm Drain Profiles - 11. Line A — bad HG labels, incorrect flow calculations, provide MH at station 0+00. 2 Water & Wastewater plan - 12. Show valves. 13. Cut in tee. No TS&V Erosion Control Plan - 14. Need drop inlet protection prior to Ph III 15. Use city details no 2x4's in inlet protection. The City of Coppell has reviewed the plans for the referenced addition which will be approved with the comments above addressed. The City of Coppell requires three sets of final construction plans for its use; your office should submit as many additional sets for stamping as is necessary for construction operations. All contractors and subcontractors onsite must have a copy of the plans approved by the City of Coppell along with a copy of the City's standard construction details. We will also require a PH version of the plans along with the DWG files. All fees must be paid prior to release of this project for construction. The City charges a 2% inspection fee for all private construction outside the building's footprint. This includes dirt work, paving, storm drains, water lines, sewer lines, drainage pipes, etc. that are private. For all installations in the public right-of-way or easement, the City charges a 4% fee. A check for inspection fees made to the City of Coppell should be submitted to this office along with the Construction Development Permit Application and a copy of the Construction Site Notice. For your convenience a spreadsheet is attached to the permit application for use in calculating the inspection fees. A copy of the contract(s) should be attached for verification purposes. If you have any questions, please contact me at your convenience. Sincerely, George S. Marshall, P.E. Engineering Manger Office Phone: (972) 304-3562 P,marshall@coppelltx.gov
