Dear Mr. Gossett,
The City of Coppell has performed the third review of the referenced plans and has the following
comments to offer:
Paving Plan and Profile -
1. Min roadway grade of 0.5%
2. Talked with TxDOT and it is ok with them to not have a grate inlet in the intersection.
Please modify plans accordingly.
3. Label all PCRs, PCIS in both plan and profile (carryover from last review)
4. Detail how ramps at Freeport will meet ADA compliance
5. Why not provide curb cut/keyway for driveways for building 6?
6. Are the elevations in the profile TC or GUT?
Signage and Striping -
7. May want to add FH markers to plan.
Grading Plan -
8. Section A -A shows the wrong distance off back of curb for sidewalk.
Drainage Area Map -
9. Isn't part of DA C-1 draining to T-1?
Water & Wastewater plan -
10. Provide cleanouts for all services at easement or ROW
11. Provide water stubs for building 6 no TS&V.

12. Is the proposed MH at sta 0+28.8 Line WW -1 located in a ditch? How do we prevent
infiltration?
13. Coordinate this sewer line with southern property owner.
Erosion Control Plan -
14. With the large slope on the south near 6-7+00 how will you keep the dirt out of the sidewalk?
Hydro mulch?
15. The location of the construction entrance will compete with contractor for building 6. This
location will also potentially cause damage to existing trail.
16. Use city details no 2x4's at inlets.
The City of Coppell has reviewed the plans for the referenced addition which will be approved
with the comments above addressed.
The City of Coppell requires three sets of final construction plans for its use; your office should
submit as many additional sets for stamping as is necessary for construction operations. All
contractors and subcontractors onsite must have a copy of the plans approved by the City of
Coppell along with a copy of the City's standard construction details. We will also require a Pdf.
version of the plans along with the DWG files.
All fees must be paid prior to release of this project for construction. The City charges a 2%
inspection fee for all private construction outside the building's footprint. This includes dirt work,
paving, storm drains, water lines, sewer lines, drainage pipes, etc. that are private. For all
installations in the public right-of-way or easement, the City charges a 4% fee. A check for
inspection fees made to the City of Coppell should be submitted to this office along with the
Construction Development Permit Application and a copy of the Construction Site Notice. For
your convenience a spreadsheet is attached to the permit application for use in calculating the
inspection fees. A copy of the contract(s) should be attached for verification purposes.
