First Construction Review Comments for
Forest Cove Phase 2
Dear Mr. Mitchell:
The City of Coppell has received and reviewed the referenced plans and has the following comments
to offer:

On the plat, show the floodplain signature block, alley right-of-way clips, wall, trail and utility
easements for the common area 2.
Provide a utility easement for 24" water line and sanitary sewer.
Provide a letter from Lone Star Gas allowing pavement to be placed on top of their easement
and to allow for City utilities to cross the easement.
Is the area south of Hickory Ridge Drive maintained by HOA?
On the grading plan show grading type for each lot. Also, show the existing RCP, size and
capacity of it. Show flow arrows and inlet locations on plans.
For lot 29, Block A, the front elevation of the lot may need to be higher to flow back east so
ponding won't occur.
On page 4 of 14, install RCP for Hickory Ridge Drive. Also, show if the profile is proposed
top of curb on the left and right side or gutter.
The detail of the cul-de-sac needs to show the low point.
Show inlets and inlet stations on the paving plans.
Provide 100' minimum vertical curves as per Subdivision Ordinance.
Provide gutter elevations at the locations shown for Forest Ridge Drive.
On Woodland Cove, label the profile, provide a 3:1 maximum slope from right-of-way line
to the ditch.
Show inlets on the paving plans.
On the water and sewer plan, lot 24 has no water and sewer services. Also, how is access to
lot 24 being proposed?
Show the size of line "D" and valves for both water lines tapping Sandy Lake Road.
16. Field verify the flow line of the existing 8M sewer on Sandy Lake Road. Core drill the
existing manhole.
1'7. On sheet 10 of 14, show where the 24" gas line, the 21~ RCP and the 8" water line crosses
the 8~ line "E" sewer line.
18. On line "D" profile, show where the 8" water lines cross the sewer line.
19. On line "F" profile, show where the 8~ water line crosses the sewer line.
20. On the drainage area map, use a time of concentration of 10 min. and an intensity value of
11.6 in/hr.
21. Install concrete rip-rap at headwall locations on Sandy Lake Road. Also, provide an inlet for
the low point on Forest Breeze Cove instead of the 4' flume shown.
22. On sheet 13, downstream the outlet flow, show the hydraulic grade line and capacity of the
21" RCP.
23. Is the pipe shown under Whispering Hills large enough to handle the additional runoff from
the development? Also, show profile and cross-section of the flumes.
24. On the erosion control plan, show where you have proposed your stabilized construction
entrance.
There are various other minor comments throughout the plans. Once these comments have been
addressed, the marked up plans along with two revised sets of plans should be resubmitted to the
