Rt. 1 Box llTA Caddo Mills, Texas 75135 RE: Common Area south of Copperstone Addition Dear Mr. Clack: Thank you for meeting with myself, Garreth Campbell, the residents and Homeowner's Association representatives of the Copperstone Addition regarding the common area/floodplain on the south side of the Coppertone Addition. The first item discussed was concerning the normal pool elevation of the pond located on the southwest corner of the development. As was explained, since the development of the lots in the Copperstone Addition the normal pool elevation of the pond has risen such that it now ponds water to the south behind homes in the Villages of Cottonwood Creek Section IV. Before the development of Copperstone, the residents stated they never had water ponding behind their homes. It was decide at the meeting that the normal pool elevation that the pond had prior to the development of Copperstone needs to be maintained. A survey of the perimeter of the pond on the south and east side will need to be completed to determine the normal pool elevation. Once the elevations are determined per the survey, an estimate of the normal pool elevation along with an elevation provided on the City's 1992 topographic maps can be determined. Our goal is to lower the elevation of the east perimeter of the pond such that it is lower than the south perimeter. By doing this, the water will drain to the east instead of ponding to the south behind the homes, in the Village at Cottonwood Creek IV. Another issue discussed at the meeting was regrading the two storm drainage outfalls to allow proper drainage. It was discussed that it may be necessary to survey possible routes of the grading to ensure that once graded the storm drainage systems would drain. Also, it was noted that there was not going to be any reseeding/resodding of any areas, which are graded, but erosion control measures would be required as per the City's ordinances and standards. Please provide a cost for the items listed below. The cost should include surveying and erosion control measures as previously mentioned. Establish the normal pool elevation for the pond based on a determined elevation as described earlier so that the water will drain east instead of ponding behind the homes in Villages of Cottonwood Creek Section IV. Cost $ Regrade the two (2) storm drainage outfalls on the south side of the Copperstone Addition located between Lots 16 & 17, Block E and Lots 21 & 22, Block E such that they drain as previously described.
