Dear Mr. Dewald,
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
General -
1) The overall condition of the plans seem to be preliminary in nature. We expect much more
detail for construction purposes.
2) The State of Texas requires your TBPE registered firm number to be on all sheets that are
presented for construction and designed by an engineer.
3) The project title is "Hackberry Addition, Block A, Lot 1" you can keep "Springhill Suites"
on the cover but in parentheses.
4) Add the plat to the plans and include any offsite easements needed for construction. There
will most likely need to be a re -plat as this was platted before.
5) You will need an easement for the portion of the driveway that is on the adjacent property.
Notes -
6) There are no construction activities adjacent to any TxDOT ROW. Remove reference in
notes.
7) Include note referencing city required 2 year/ 50% maintenance bond on any City owned
facilities constructed.
8) Confusion regarding your note of 7.5' depth for water in notes page but on utility sheets
reference 3'. I think the City would line the waterline deeper than 3' but I've never heard of
a requirement for 7.5' in this area. 5' is typical.
9) When referencing water and sewer separation please be sure to reference TCEQ 30TAC
§290.44.e, 30TAC §217.53.d and any other TCEQ requirements.
Existing & Demolition Plan -

10) Coordinate with Oncor for street light pole relocations.
11) Relocate City limit sign to City limit... (looks like it was just a bit off before)
12) We will need to see a traffic control plan at the pre -construction meeting. This will need to
be shared with the City of Irving as the work zone will most likely fall into that City.

Site Plan -
13) Label all easements.
14) Label fire lane curves as necessary.
Jointing Plan -
15) No comments
Overall Utility Plan -
16) The waterline you are proposing to connect to on Hackberry is not a City of Coppell
Waterline. You must connect to waterline on west side of Belt Line Road as shown in the
original preliminary utility plan.
17) Show the other waterline... get record drawings as necessary from that utility company (I
think it is Dallas Water Utilities).
18) Show all necessary utility easements offsite and onsite.
19) Label all sizes of proposed and existing utility lines.
20) General thought... if you were to relocate fire riser room to the west side of the building
then you could save about 350' of parallel water on the east side. Your fire loop would be at
the southwest corner of the property as shown and run north along the west side of the
property turn 90° and run east along the north side of the building and end at the waterline
that runs north/south on the east property line with a detector check vault.
21) The 4" meter needs to be shown on the plans... as it is just shown as a 4" tap. We would
prefer the meter to be located along the ROW of Hackberry. At the least it needs to be in
the utility easement.
22) Add a fire hydrant along Hackberry.
23) Show offsite line to the north.
24) Correct depth of water line in notes.
25) Will you want a separate irrigation meter?
Utility Plan north and south -
26) Need to provide separate sheets as follows:
a) Water plan (for onsite)
b) Wastewater plan (for onsite)
c) Wastewater profiles (for onsite)
d) Utility Plan and Profile (for offsite)
i) Need to profile bore for water under Belt Line and show all franchise and other
utilities present.
ii) Plan and Profile of sewer.
e) Drainage Plan and Profiles
27) Will the offsite 8" water handle the rest of the undeveloped property? Size?
28) Water
a) every tee needs 2 valves
b) must be able to isolate each fire hydrant by valves. No two hydrants off at the same time.
29) Provide better labels for all connections/points. (some engineers use rectangle boxes around
sewer and revision cloud type rectangles around water to be able to differentiate the two) .
30) Label where sewer goes from public to private.
Offsite Utility Plan -
31) See above notes about splitting sheets up
32) Provide more detail for drainage channel.
33) Provide contours for offsite utilities in plan view.
Drainage Plan -
34) Provide a Drainage area map in addition to plan and profile of drainage lines.
35) Maintain drainage on your site.
36) Show any offsite areas draining to your site.
37) Can the downstream pipes and ponds handle the increased discharge from this
development?
38) Revise site grading to not have parking lot drain to street.
39) Do the Hackberry plans show drainage from this lot entering the street?
40) Provide plan and profile sheets for storm sewer that includes hydraulic grade line in the
profile with labels (elev).
41) Provide detailed hydraulic grade calculations in your plans.
42) Label all lines with size and line name.
43) Provide inlet capacity calculations.
Overall Grading Plan -
44) Revise grades to allow for maximum 4:1 slope
Grading Plan -
45) Typical grading plans around here show elevations to top of curb.
46) Revise grading so parking lot does not drain to the street.
47) Show existing top of curb elevations along Hackberry where tying in.
Stormwater Pollution Prevention Plan -
48) If providing sidewalk in ROW, then grading will probably happen between back of curb and
sidewalk. Relocate silt fence to just off back of curb on Hackberry.
49) Provide detailed SWPPP for all offsite utilities.
50) Provide inlet protection on both sides of Hackberry.
Please make the necessary changes and submit these marked -up plans and two sets of revised
