1. Why is the piece of the property adjacent to Sandy Lake Road not being platted as a part of this
development?
2. Will this development to be a part of the Lake of Coppell Homeowner's Association like the first
phase of Fountain Park?
3. Is the 15' wide Utility and Landscape sidewalk easement to be dedicated by separate instrument?
Also, this easement should be noted as a common area and to be maintained by the Homeowner's
Association.
4. The proposed rock retaining wall across the front of the lots needs to be located outside of the right-
of-way.
5. Provide the City of Coppell Floodplain Administrator's Signature Block.
6. Show the correct right-of-way along Sandy Lake Road.
7. Impact Fees will be required.
Water and Sewer Plan
1. The proposed sanitary sewer line needs to be located as far away from the proposed screening wall
as possible.
