Dear Mr. Gossett,
The City of Coppell has performed the fourth review of the referenced plans and has the
following comments to offer:
Paving Plan and Profile -
1. Label all PCRs, PCIs in both plan and profile (carryover from last review). This is referring
to labeling the top of curb elevations of the PCI's and PLR's.
2. Detail how ramps at Freeport will meet ADA compliance. Lack of detail provided. City of
Coppell Standard Details are non-compliant for TDLR (we are in the process of revising),
either use TxDOT or use your own. Provide more detail on exactly where the truncated
domes will land in the ramp with sufficient detail for TDLR plan review.
3. Why not provide curb cut/keyway for driveways for building 6? Include a Keyway in plans
for Building 6 drive. That way we don't need to worry about dowel issues.
4. Are the elevations in the profile TC or GUT? Note calls "All Grades to Top of Pavement".
Is this to top of gutter? Or top of Curb? Please make all referenced profile grades to top of
curb.
The City of Coppell has reviewed the plans for the referenced addition which will be approved
with the comments above addressed.
The City of Coppell requires three sets of final construction plans for its use; your office should
submit as many additional sets for stamping as is necessary for construction operations. All
contractors and subcontractors onsite must have a copy of the plans approved by the City of
Coppell along with a copy of the City's standard construction details. We will also require a PH
version of the plans along with the DWG files.
All fees must be paid prior to release of this project for construction. The City charges a 2%
inspection fee for all private construction outside the building's footprint. This includes dirt work,
paving, storm drains, water lines, sewer lines, drainage pipes, etc. that are private. For all

installations in the public right-of-way or easement, the City charges a 4% fee. A check for
inspection fees made to the City of Coppell should be submitted to this office along with the
Construction Development Permit Application and a copy of the Construction Site Notice. For
your convenience a spreadsheet is attached to the permit application for use in calculating the
inspection fees. A copy of the contract(s) should be attached for verification purposes.
