Lightowler Johnson Associates, Inc. 700 Main Avenue Fargo, ND 58103 RE: Hackberry Addition Blk A Lt 1(Springhill Suites) Dear Mr. Dewald, The City of Coppell has reviewed the referenced plans and has the following comments to offer: General - 1) Add the plat to the plans and include any offsite easements needed for construction. There will most likely need to be a re -plat as this was platted before. Should be the second or third page in set. Provide in Engineering plans to be sure all onsite easements are covered. 2) You will need an easement for the portion of the driveway that is on the adjacent property. You will also need an easement for any other offsite utilities. Provide all offsite easements by separate instrument at this time. Recorded at county. Provide labels in plans with volume and page information. Overall Utility Plan - 3) The 4" meter needs to be located along the ROW of Hackberry. 4) Will you want a separate irrigation meter? Determine now if necessary. Utility Plan north and south - 5) Will the offsite 8" water handle the rest of the undeveloped property? Size? Provide estimates based on type of zoning/future land use plan. No point in installing 8" if the rest of the area needs are not met. 6) Provide better labels for all connections/points. (some engineers use rectangle boxes around sewer and revision cloud type rectangles around water to be able to differentiate the two) Your response mentioned use of color... plans must be in Black and white and the plans submitted to us were in b/w. Provide better labeling system Drainage Plan - 7) The drainage area at the east property line is concerning. How will the drainage be picked up? 4:1 slope to PL with no swale to contain your discharge. 8) Do the Hackberry plans show drainage from this lot entering the street? Your response mentions not being able to receive the plans. Who are you asking? 9) Provide plan and profile sheets for storm sewer that includes hydraulic grade line in the profile with labels (elev). ...,!i PARKWAY * P.O. Include HGL labels in profile at top. b) The way the labels are oriented in the profile make it hard to read and follow. c) Check the HGL calculations as most of the pipe is in partial flow. d) Revise calcs as time in pipe is not sufficient enough to reduce calcs. e) Outfall is around 14 fps. Too high. Get it around 6 fps for erosion issues. f) Add flow information at each major pipe joint (and flume) (Q100, sf, v, d, Qc) 10) Label all lines with size and line name. Grading Plan - 11) Provide a profile for the channel. Please make the necessary changes and submit these marked -up plans and two sets of revised plans to the City for review.
