Dear Jim,
Please be advised that the paving, drainage, water and sewer facilities in that portion of the
referenced project located west of the bridge over Cottonwood Creek, have been inspected
during construction and were installed according to the approved plans and our specifications
governing such work.
At such time as the remaining portion of the project is completed, we will revisit the site for the
purpose of obtaining f'mal acceptance.

Re: Copperstone Addition - Issuance of Building Permits for Model Lots ~'/~---~,~,~
Dear Ken:
By this letter we are requesting that the City of Coppell release the lots listed on Exhibit A
and agree to issue building permits on these lots, when requested by the Copperstone
Builders. These lots will be for construction of model homes, temporary trailers and sales
facilities. The remaining lots in the subdivision will not be released and will be restricted
fi.om construction until the following subdivision improvements are completed and
approved by the City of Coppell:
1. The retaining wall, grading, hydromulch and erosion control around the
common area between Lot 7, Block F and Lot 23, Block E adjacent to Martel
Lane, as further detailed in the attached letter dated December 8, 1995.
2.The retaining wall adjacent to the city park including the two park access walks.
3. Construction of an erosion control plan for the entire site.
We will implement the construction of the erosion control plan for the entire site
immediately. The work that is to be done around the pond and the access points into the
park will be started immediately after completion of the franchise utility work.
By this letter we are also declaring that the paving of the wheelchair ramps associated with
the internal street intersections is the responsibility of the individual homebuilders as they
construct the corresponding houses. If the homebuilder should fail to construct the ramps
the responsibility for those ramps will remain with the Developer.

Dear Mr. Griffin:
Per the meeting between yourself and Bill Anderson, we agree to furnish the R)llowing
items:
a Stone or split concrete block retaining wall on the west and south side of l ol 2~
and the south side of Lot 22;
b Compacted fill on 4:1 slope(maximum) with stabilized slope by '['ensar gcog~ id or
approved equal. Hydromulch slopes and exposed areas also;
c Slopes will be maintained by us for a 2 year period after City acceptance
The area referred to is the Common Area between Lot 7, Block F and l,ot 23. Block
adjacent to Mmxcl Lane Refer to revised Grading Plan - Sheet 2/4 for items (a) and
submitted to the City of Coppell.
