Box 478 Coppell, Texas 75019 214-462-0022 December 11, 1995 Mr. Patrick Lee Acker Albert Halff Associates 8616 Northwest Plaza Drive Dallas, Texas 75225 MEPC Phase II First Construction Review Comments Dear Mr. Acker: The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: 1. On the grading plans, the storm sewer and paving for Creek'view Drive has not been constructed. See Creekview Drive construction plans by Rust Lichliter/Jameson. The drainage area calculations table shows drainage area D-2 going out the driveway. The grading plans do not correspond to this. Which plan is correct? Currently, drainage is flowing to the existing Y-inlet. An inlet may need to be constructed in this area to pick up the Q if the Y-inlet is remOved. 3. The drainage area shown on the Creekview Drive plans does not correlate with what is shown on your plans. Please address this issue. On sheet Al.0, the note for detail 1 shall specify the subgrade to be 6" lime stabilized or flexbase. Any variance to the requirement shall be submitted to the City Engineer. Also, please see the City of Coppell Standard Construction Details for all construction. 5. Please provide a plat on the next set of plans. 6. On the water and sanitary sewer plans, consider constructing a {~" sanitary sewer line instead of a 4" sewer line due to the length of the sewer line. Contact Howard Pafford, Water and Sewer Superintendent at 304-3551. Also, provide a cleanout for both sewer services at the property line outside of paving. Also, show the fire lines on the water and sewer plan. ,t 7. On the erosion control plans, hay bale the inlet at the location shown. 8. On sheet Al. 1, show the double check detector checks for the fire line after the tap off of the City main. 9. On the fire. protection plan, provide the size for the water line on Creekview Drive. Once these comments have been addressed, the revised set of plans should be resubmitted to the City for review.
