Attached is a copy of the final acceptance letter dated January 8, 1986, indicating that the paving
and utilities for the Freepo~ No~h Industrial site were const~cted in compliance with the City
of Coppell standard requirements.
In regard to the development fees, the City's records indicate that the following fees were never
paid on this project.
Inspection Fee $ 4,000.00
Water Pro Rata $ 6,498.35
Sewer Pro Rata $ 6,498.35
$16,996.70
Please provide a copy of your paid receipt verifying payment of the required fees or a check in
the amount of $16,996.70 to the City.

Final Acceptance
Dear Mr. Wolfe:
A final inspection of the above referenced project has been
verified by representatives of Ginn, Inc. and the City of
Coppell.
Paving and utilities have been verified and are in compliance
with the City of Coppell standard requirements.
One-year maintenance bonds and as-built drawings have been
received from both contractors. Maturity on the bonds will
be one year from the date of this letter (January 8, 1987).

We are quickly approaching closing of the sale of approximately 178.141 acres of land out of
Freeport North Subdivision. The closing is scheduled for November 1, 1994. Before the
purchaser will close the transaction, they want written confirmation from the City of Coppell that
all of the roads and utilities have been installed to the satisfaction of the City of Coppell, in
accordance with tlm final plat, subject to the payment of the impact foes that are owfllg.
I have drafted such a letter and am attaching it hereto. Can you have this letter put on City of
Coppell letterhead and signed. I will be happy to have a courier pick it up from you as soon as it
