TRANSPORTATION: Royal Lane is a four-lane divided in a six-lane divided right-of- way containing 110 feet of dedication. SURROUNDING LAND USE & ZONING: North - vacant; Light Industrial South - vacant; Light Industrial "LI' East - vacant; Light Industrial "LI" West vacant; Light Industrial "LI" Item 7 COMPREHENSIVE PLAN: The 1987 Comprehensive Plan showed Industrial. DISCUSSION: The replat relocates Creekview Drive and further subdivides one of the two original tracts into 4 lots. The street relocation facilitates development on the adjoining property to the east by moving the right-of-way farther away from flood plain. Proposed Lot 1R is unbuildable and intended for the provision of a landscape feature. The developer has submitted Property Owner Association documents which establish maintenance responsibility for common RECOMMENDATION: Staff recommends approval of the replat, subject to: 1) Lot 1R being shown as a common area to be conveyed to and maintained by the Property Owners Association after 10 years. 2) the provision of a fire lane centered on the lot line between Lot 3R and Lot 4R as recommended by the City Fire Marshal. 3) a 20' wide drainage easement for the existing 60' reinforced concret~ pipe existing generally on Lot 3R. 4) correct signature block for the floodplain administrator. (5) a utility easement to contain the portion of the sanitary sewer that will service both Lot 3R and Lot 4R.
