SURROUNDING LAND USE & ZONING:
North vacant; "LI" Light Industrial
South - MEPC office/warehouse facility; "LI" Light Industrial
East - vacant; "LI" Light Industrial
West vacant; "LI" Light Industrial
COMPREHENSIVE PLAN: The Comprehensive Plan shows the property suitable for
light industrial and showroom uses.
DISCUSSION: The site plan shows a predominantly warehouse/distribution facility being
proposed along the west side of Royal Lane. Only 5 % of the facility will
be used as office. The truck courts are located on the south side of the
building adjacent to Northpoint Drive. The applicant is requesting Cpuncil
to modify the brick masonry screening wall requirement to allow a 6 foot
high living screen wall to conceal the truck court.
The elevations show the exterior facade to be mostly aggregate with a
smooth, finish concrete cornice with sandstone paint f'mish. On the four
corners of the building the elevations show tinted glass storefronts,
sandstone painted tilt wall panels, medallions and reveals with a charcoal
green cornice.
The landscape plan complies with city code. Most of the feature
landscaping is being proposed along Northpoint Drive with 6 foot high
berms with Live Oak and Bald Cypress trees on top of the berms. Along
Royal Lane, the landscape perimeter buffer will also contain 3 foot high
berms with Live Oaks and Nellie R. Stevens being planted on top of the
berms.
