We appreciated the opportunity to meet with your architects and engineers on behalf of your
client this morning. As a staff, we feel we can move this project along once a commitment is
made in an efficient and effective manner. The following is a summary of the major items
discussed.
First of all, a permit for doing initial dirt work can be issued within 24 hours of plans being
submitted to our Engineering Department. With regard to site drainage work and related utility
work we anticipate ten working days to review the drawings, with authorization given after that
time. This should alleviate any rework or second guessing occurring in the latter stages of the
project.
The review of the shell and foundation permit for the building, once again, should take ten
working days. The interior building package needs ten days or two weeks to be reviewed by
our Fire and Building Inspections Departments, but with the phase permitting process which we
are embracing, I do not anticipate this being a problem.
Regarding the platting process, this will not hinder any of the permits previously being
discussed. We will both be visiting with Phil Williams in the future to ensure he is aware of
the May deadline for submission for a plat for the June review by our Planning and Zoning and
City Council. I believe your architect has a firm grasp on what is needed for the landscaping
requirements, and I think that can be worked out during the building permit review process, or
as part of the overall platting process.

With regard to the variances for the number of parking spaces and the landscaping, I think you
saw the staff is willing to support your request for those variances to the Board of Adjustments.
Under separate cover we will be forwarding to you a copy of the appropriate application. We
do not anticipate any major Board resistance if staff concurs in your request.
