In our review of the above,referenced prelt~Ltna~y plat and stzeet alisn~ent ye have the followin8 comntoc 1. The alis~ent for the future Sandy Lake Road extension should be adjusted to intersect State Richway 121 at Tnveatt Road. The desirable ti~ht-of-vay width of the Royal Lane extension, as shown throush the Runt property, is 120 feet. A width of 120 to 110 feet vii1 provide for the future upsradtng of Royal Lane from 4 to 6 lanes, should the Dl~lAirport a~ree to a six lane divided thoroughfare south of Bethel Road. If the Airport only asrees to a 4 lane thoroughfare south of Bethel Road, Royal Lane should be do~nsraded on the thoroushfare plan to s 4 lane thoroushfare utilisin8 less ri~ht -of -~ay. Four lanes constructed at this t~ae is acceptable with the assurance that 2 lanes can he added ii 6 lanes are needed in the future. PaJor thoroushfare ali~maents often bisect property lines to facilitate access and use of the thoroughfare to ~ore property owners and distribute the cost of construction mmns the respective owners. If drainase and terrain conditions per~Lt, we sussest that the ali~n~ent of Royal Lane be shifted to the east property line of the Hunt tract for the nse of ~ore property owners. This viii also alloy the desire radius to be a minimum of 1000 feet. We have been informed by representatives of Mr. Hunt that e~ny of the adjacent property owners have approved the locations of Royal Lane as proposed by the applicant. The following comments are presented for your consideration: 1) Royal Lane right-of-way should be reserved as a 120-ft. right-~f-waywith the developer constructing 4-lane divided at the present time. 2) Although the alignment of Royal Lane will function as proposed, considera- tion should be given to moving it further Bast. 3) Consideration should be given to the aligr~aent of Creekview Drive along the common boundary of W. E. Dalton and NCH Corporation. 4) The flood plain is not shown to be a dedicated easement. 5) Bearings and distances along the property line should be shown on final plat.
