RE: Eckerd's Coppell Addition
Dear Mr. Maggiore:
The City of Coppell has received and reviewed the referenced plans and has the following
comments to offer:
Please seal and sign all appropriate sheets in the Civil Design set.
Please show fight-of-way widths for ail adjacent streets on ail sheets.
Please break the drainage area map, drawn to scale, out of the grading and paving plan.
You can include the drainage system plan view on this sheet.
On the drainage plan, please show all existing drainage lines as dashed lines and all
proposed lines as heavy solid lines.
On the grading and paving plan, please address the following comments:
· Indicate what is meant by "heavy-duty paving" (provide design for paving).
· Indicate how many linear feet of curb will be removed for the curb cuts.
· For the drive-through window, indicate the direction of traffic flow.
· City Engineering needs verification that all issues pertaining to the common access
(parking, dumpster location, landscaping requirements, etc.) have been resolved via
written agreements or easements.
On the drainage line profile sheet, please show the following for each line: pipe diameter,
hydraulic grade line, Ql0o, Qcapacity, velocity, percent grade, type of RCP, and existing and
proposed ground line, as required by the City of Dailas Drainage Design Manual.
On the water and sanitary sewer sheet, please address the following comments:
· For the fire hydrant on the west side of property, the City will need a total of 20'x20'
easement for maintenance purposes.
· Indicate which utilities are existing and proposed by using different line types and
provide a legend.
· Indicate the percent grade on the sanitary sewer profile.
Please provide a detail for the stabilized construction entrance (material, depth,
dimensions, etc.)
Under general notes for site preparation, concrete paving and lime stabilization, these
items will be in accordance with City of Coppell Subdivision Ordinance and Standards
for Construction.
There arc various other minor comments throughout the plans. Once these comments have been
addressed, these marked plans and two sets of revised plans should be resubmitted to the City
