Dear Mr. Collins:
This is a response to the engineering review comments in your letter dated
August 13, 1998. The followin.q responses are numerically consistent with the
comments in the aforementioned letter:
1. ^ 'Cover Sheet' is now included.
2. A 'Dimensional Control' is now included.
3. The sidewalk width and locations have been coordinated with Mr. Pert
Virtanen.
o
The drainage areas have been "re-worked" and additional storm sewer
provided in order to limit 'the surface flow out of the driveways to
approximately 2 cfs.
The common access easement is in the hands of the attomeys and should
be completed within a couple of days. An copy of this easement will be
provided to the Engineering Department as soon as it is executed (no
construction will take place without this easement in hand).
6. The flow from drainage area A1 (an insignificant 2.6 cfs) is consistent with
the drainage areas designated on the construction documents for Town
Center Boulevard (Sheet 5 of 14, Proposed Drainage, Line 'ST-l" - Plan & Profile,
Police & Court Facility Addition prepared by Pacheco-Koch). The flow from this
drainage area flows from the proposed driveway into the gutter for Town
14990 Landmark Blvd. · Suite 300 · Dallas, TX 75240-6729

Center Boulevard...to Parkway Boulevard...to the inlet constructed in front
of Princeton Park along Denton Tap Road.
7. Spot elevations, as established in the field by our surveyor, were shown in
lieu of contours. This is adequate for the tie-ins to the existing pavement.
8. The General Notes already required "dry bores only" but to make sure there
is no misunderstanding, we have also added a "dry bore only" note to the
plan itself.
9. The irrigation meter location and size has been shown.
10. We have added brick pavers along Parkway Boulevard (pavers were
already added along Denton Tap Road) since this is a major thoroughfare
for the City. We have not called for bdck pavers along Town Center since it
is not required.
11 .A sanitary sewer profile has been shown.
12. The fire hydrant location has been approved by Mr. Crump.
13. SEE NOTE NO. 5. Also, North American Properties will be responsible for all
connections and construction relative to this croSs--access. The conflict
between the dumpster and the access drive is recognized and the dumpster
will be relocated to allow fo~' the cross access.
If there are any questions, please call me at (972) 866-9555.
Sincerely,
John Maggiore, P.E.
