Include a cover sheet. Submit a separate paving plan with all paving dimensions, radii, and brick pavers shown. Sidewalk width along Town Center Blvd. should match sidewalk width of Princeton Park development, located to thc south of proposed Eckerd's Coppcll Addition. Please consider reworking the drainage areas to limit surface flow out of the driveways to 2 cfs. Please show the drainage system (area map, structures, contours, etc.) to scale on a separate sheet. Provide a common access easement for the property to thc south. Clarify where the flow from drainage area A1 is proposed to drain. Show all existing storm drainage lines on the plan. Please show contours on Town Center Blvd. and Parkway Blvd. All utility installations requiring placement of a line underneath existing paving will be made via dry bore. Show the size and location of an irrigation meter on the water and sanitary sewer plan. Once the meter sizes are determined, then the impact fees can be assessed. Brick pavers are not required along Town Center Blvd. or Parkway Blvd. as per the City Streetseape Plan. However, please consider installation of brick pavers consistent with the sidewalk connectors as installed at Princeton Park and shown marked on these reviewed plans. Provide a sanitary sewer profile sheet and show any utility crossings in the profile. All fire hydrant locations must be approved by the City Fire Marshall, Travis Cramp. He can be reached at (972)304-3503. Regarding the proposed cross access, a letter of agreement needs to be submitted from the adjacent property owner. In addition, please indicate who will be responsible for making the curb cut and making the connection into the existing parking area and how the parking requirement implications will be resolved. Finally, does this access drive conflict with the existing brick dumpster enclosure for Princeton Park? There are various other minor comments throughout the plans. Once these comments have been addressed, these marked plans and two sets of revised plans should be resubmitted to the City for review.
