Re: r Stone n
~Im%pa_ct Fee
Dear Ken:
We are in the process of preparing the final plat for filing at
Dallas County. It is my understanding that the water and sanitary
sewer impact fees are due prior to recordation of the plat.
Centex Real Estate Corporation will probably construct the water
improvements in 1995. Due to this situation, I obtained a
quotation for the 16" water main that will be installed inlParkway
Boulevard. In addition, I obtained a quotation for a 12" water
main for comparison purposes.
In accordance with the Subdivision Ordinance, Appendix A, we would
appreciate obtaining credit for the oversized water main, which is
shown on the Master Water Plan. Our construction plans show the
limits of the installation being from the intersection of Cowboy
Drive and Parkway Boulevard to existing Parkway Boulevard (Village
of Cottonwood Creek, Section IV). This length is 2484.61 feet. Of
this length, 450 feet is offsite to Copper Stone.
Below is a calculation which if acceptable, should be offset
against the water impact feet ($650.00/Lot)+ irrigation services.
Impact Fee (August 15, 1994)
Average 16" Water Main Cost
Average 12" Water Main Cost
Copper Stone Frontage

$ 65,889.40/2484
$94,250.00

2035 LF
Impact fee reduction due to oversizing:
2035 LF ($45.19-$26.53)
Offsite Water Improvements (450') ($45.19)
TOTAL AMOUNT TO BE DEDUCTED
FROM WATER IMPACT FEE
TOTAL AMOUNT OF WATER IMPACT FEE DUE
$ 37,973.10
$ 20,335'.50
$ 58,308.60
$ 35,941.40
