We are finalizing our agreement with Emerson Partners to establish the amount of
Roadway Impact Fee credits for Emerson to transfer to MEPC. Tract 5 is 27.8 acres. I
have calculated the fees based on developing buildings to achieve 50% coverage on the
site,
Since thc buildings are designed for warehouse/distribution, do I need to include a line
item for any assumed office area, at a different rate? Should I also assume that some
portion of a lease may be use for light assembly, and use a different rate for it?
