I am trying, once again, to determine Roadway impact fees for the development of this
site. We are looking at 52 acres fronting Royal Lane, and needing Creek'view Drive
extended to the southwest. Assuming a 50% coverage, my calculations are:
52 acres = 2,265,120 SF
50% coverage - 1,132,560 sf total buildings
Roadway Impact Fee = 1.06 x 300 x (Building SF/1,000)
Total Roadway Impact Fee = $360,154
There is a letter from Jim Witt to Munsch, Hardt, Kopf, Hart and Dinan regarding credits
and offsets of 75% for Royal Lane and Oateview Drive, and 50% for Northpoint.
How are these credits applied? Do I assume that thc Impact Fccs are reduced by 75% for
this site, since it fronts Royal, and is not adjacent to, or even close to, Northpoint?
Does the construction cost for the extension of Creckview Drive affect the above totals?
Does the City contr/butc to the construction costs of Creekvicw?
Are there any additional impact fccs or escrow money duc to the City because of the
Creekview extension?
Besides utility connection costs and utility impact fees, what other city fees are associated
with developing this property?
