RE: Copper Stone
Construction Plans
Dear Mr. Anderson:
The City of Coppell has received and reviewed the referenced plans and has the following
comments to offer:
1. The street width for Parkway Blvd. needs to comply with the City's thoroughfare plan.
2. A five foot sidewalk should be provided along Parkway Blvd. Also, the sidewalks need
to be extended on both sides of the parkway east of the bridge to the high school access.
3. Label paving profile views i.e., left and right.
4. Relocate the storm sewer inlets for "Line B-l" to the lot lines of Lots 19 & 20 (refer to
Plate 23). Also, the location for the inlet in the Turkey Knob cul-de-sac of storm sewer
"Line F" may cause a driveway conflict. Look at moving the location of the inlet closer
to Lot 35 (refer to Plate 25).
5. Provide concrete encasement for sanitary sewer crossing under storm sewer "Line
6. Show hydraulic grade line for storm sewer "Line E" (refer to Plate 27).
7. On water and sewer plan provide bends in waterline as indicated.
8. On grading plans, provide location of proposed retaining wall.
9. In reference to the grading plans on Plate 33, the drainage flow from the lots are shown
to be in the direction of Parkway Blvd. There is concern about what will happen to the
drainage when it meets with the screening wall. Please address this comment.
There are various other minor comments throughout these plans. Once these comments have
been addressed, the revised set of plans should be resubmitted to the City of review. If you
should have any questions concerning these comments, please feel free to contact me at your
convenience.
Sincerely
Michael A. Martin, E.I.T.
