Construction Plans
Dear Mr. Anderson:
The City of Coppell has received and reviewed the referenced plans and has the following
comments to offer:
1. Address the comments made on plat regarding ingress and egress easements with
sidewalks for hike and bike access.
2. Show all alley and street radius.
Label all profile lines i.e., existing and proposed ground line. Also, identify each
profile.
4. Show drainage flow arrows on streets and alleys as indicated on plans.

Address the comment made by Public Works on the bridge plan and profile sheet (Plate
20). If you have any. questions contact Rick Wieland at 264-8495.
6. Provide an off-site drainage area map.
7. Provide positive overflow at sag locations where applicable.
Show all sanitary sewer and water line crossings on storm drain and sanitary sewer
profiles.
9. Add additional note to the drainage general notes (Plate 22) as indicated on the plans.
10. Show drainage flow arrows and total "Q" collected at each inlet on the storm sewer
plans.

Show RCP as indicated on Plate 27.
Provide main line valves as indicated on water and sewer plans (Plate 28). Also, move
fire hydrants to end on lines.
The City's Master Plan calls for a 16" water line along Parkway Blvd.
Make changes to General Notes for water and sewer as indicated.
Show inlets locations with positive overflow on the grading plans.
Provide detail for screening walls adjacent to alleys. Refer to City's Standard Detail
SD8.
Address the following comments made by the City Engineer, Ken Griffin regarding:
a. The street width for Parkway Blvd. (Plate 3),
b. The need for inlets in the alleys (Plate 21),
c. The amount of fill proposed on the south side of the intersection of Arrowhead
Lane and Marked Tree Trail in respect to the adjacent creek,
d. Raising elevation of lot 9, 10, 19, 21, 29 & 30, Block A to one foot above low
point,
e. The lots on the north side of subdivision (lots 19-34, Block A) according to the
elevations shown on the grading plans, it appears there will be floodplain on these
lots. This needs to be shown on the plat and an easement should be dedicated.
It appears there will be no backyard for lots 30-33. Also, with the steep slopes
on the back of these lots are you proposing regrading or a retaining wall?
There are various other minor comments throughout these plans. Once these comments have
been addressed, the revised set of plans should be resubmitted to the City for review. If you
