Jason,
There are several things that need to be accomplished between now and then.
1) Pay roadway impact fees of $74,952.00 – this is due to the additional square footage of the building.
Light Industrial
General Light Industrial
Additional 156,150 SF to existing building.
~Development Units = 156.15
~ Veh-miles per development unit = 3.2
~ Cost per service unit ($ per veh-mile) = $150.00
156.15*3.2*$150 = $74,952

a. Haverty’s has a Roadway Impact Fee credit bank with a remaining amount of $167,483.93 (circa 1998)
The credit allows offset of 75% of the calculated Roadway Impact fees.
i. Therefore 75% of 74,952.00 is $56,214.00 leaving the remainder of the bank at $111,269.93
ii. Payment due is 25% or $18,738.00
b. Roadway Impact Fees are due before filing the plat or beginning construction of civil works whichever
comes first.
2) Submit Construction Development permit in the name of the owner of the property as the applicant.
a. See http://www.coppelltx.gov/Documents/Government/Engineering/Building%20Inspections/ENG-
ConstructionDevelopmentFillable.pdf
b. With that application the engineer needs to include a breakdown of costs as private and public facilities.
The engineer will need to include contract backup to support the fee calculations. This then flows into
calculating an inspection fee where the City charges 2% for private facilities and 4% for public. The
Inspection fee needs to be paid the day of the pre-con.
i. We expect the cost breakdown asap as there can be some back and forth between the city and
the engineer.
c. We will need 3 sets of civil engineering plans (paper) for the City of Coppell use and however many you
and your contractors need. These will receive our approval stamp. All contractors working on the civil
will need an original with the approval stamp.
d. We also need a pdf and a dwg CAD file of the civil improvements.
3) Attendance at the pre-con needs to include the following people (as applicable to the project):
a. Engineer
b. Prime Contractor
c. Subcontractors:
i. Paving
ii. Grading
iii. Utilities
iv. Any other sub that has a role in the civil part of the project.
d. Owner representative
All payments mentioned are to be paid via checks (separate Roadway Impact from inspection fees) written out to the
City of Coppell at the Engineering Department (see Priscilla)

Havertys would like to request to schedule the pre-construction meeting the morning of Thursday, August 17. They
have selected the contractor, and will be processing check requests to cover the required inspection fees.
Please let me know if this date works, and what else you need from our end to schedule the pre-con. We will bring the 3
hard copies of the plans required for the City, plus any additional copies we need for distribution to the contractors and
subcontractors.
