Thank You for the information. I don’t necessarily agree with the way you broke out the grading work however it
doesn’t make that much of a difference in the end.
There is a calculation error on the $6308 * 0.04 = $252.32 not 242.32. This changes the overall amount to be $18,163.44
Please have someone deliver this amount to Priscilla prior to the pre-construction meeting. In addition we will need the
remainder of the items listed below:
In order to issue the Construction Development permit, we will need the following:
1) Plat submitted for signature
2) Construction Inspection fee calculations based on contract value (see page 3

ConstructionDevelopmentFillable.pdf, be sure to include grading costs as that is sometimes omitted from the
paving):
a. prepared by Engineer of Record
b. reviewed by Coppell Staff
c. Schedule pre-construction meeting
d. paid at or before pre-construction meeting
3) Street Lighting fee of $704.88 paid at or before pre-construction meeting. (3 years worth of operation fee for
street lights proposed).
4) Pay Escrow agreement $.
5) Submit full sets of plans for City stamp approval 2 days prior to the pre-construction meeting. City needs 3 full
size and one PDf and CAD of all Civil plans. Submit however many your contractor will need as they must have
approved set during construction.
6) Hold the pre-construction meeting with Engineer, contractor, subs at our office – At this point we will not be
able to hold a pre-con before November 28.
7) Issue the permit at the pre-construction meeting.

It can be in mis, other or sometimes it is included in the paving. Any grading work associated with the public ROW is
considered under the 4% the individual lot grading is under the 2%.
