Engineers and Planners 4660 Sunbelt Dallas, Texas 75248 Freeport North Replat Lot 3C & Portion of Lot 5R (Quill) First Construction Review Comments April 12, 1996 Dear Mr. Peeples: The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: 1. On the plat, a utility easement is not required since the water lines are private lines. 2. On the site plan, construct the median noses and left turn lane as per the City of Coppell Standard Construction Details. 3. Show the brick pavers at all driveway approaches on the site plan. Also, provide a paving design and subgrade design on the site plan. 4. On the utility plan, show the utility easements and size for the double detector check. Also, dry bore the two 8" water lines under Royal Lane. On the 8" water line, install the plug to be 20' out of the proposed valve. 5. The 2" meters must be tapped off of the 12" main, not off of the 8" water line. 6. Provide rip rap for the Y-inlet at the location shown on the plans. 7. On the storm drain plans, a 21" RCP lateral is required at all low points. Also, show the lateral profiles and the % grade for each pipe. Show the hydraulic grade line for the 100 year storm. 8. Provide a drainage area map in the next set of plans. Also, provide storm sewer plans showing current construction of installing grate inlets and hydraulic calculations related to the storm sewer line "A" instead of the future curb inlets. 9. Show the que coming into the existing storm sewer. Can this pipe handle the nmoff coming from Quill? There are various other minor comments throughout the plans. Once these comments have been addressed, the marked up plans along with two revised sets of plans should be resubmitted to the City for review.
